Common questions

Before you instruct anyone

Do you really give a fixed fee up front?
Yes, in writing, before we open a file. For conveyancing, wills and probate the estimator above gives you the figure now. For family matters we give a fixed fee per stage, because nobody can honestly fix the price of a whole case at the start.
What is a disbursement?
A cost we pay on your behalf and pass on without a mark-up — searches, Land Registry fees, court fees, the probate application fee. They are listed separately in every estimate so you can see what is our fee and what is not.
How long does a house purchase take?
Twelve to sixteen weeks is realistic for a freehold with a mortgage, and longer for a leasehold because the management pack is outside anybody's control. We order searches the day we are instructed, which is where most of the avoidable delay is.
Will I get the same person throughout?
Yes. The solicitor you meet is the one doing the work and the one who answers the phone. We do not have a call centre and we do not hand files down.
Can you do it all remotely?
Yes, including identity verification and signing. Plenty of clients never come in. You are very welcome to, though.
What if my matter is more complicated than the estimator thinks?
We tell you before we start, with the revised figure and the reason. The fee does not move quietly.
